Prefab ADU Cost and Financing
A prefab ADU is built in a factory and set on your lot, which changes when the money is due. Deposits and progress payments are often owed before anything arrives, and some lenders will not release funds until the unit is on site, so plan for that gap.

- Matched with lenders who finance ADUs
- No obligation to take any offer
How a prefab ADU is financed
With a site built ADU, the lender pays as walls go up. With prefab, the factory's payment schedule and the lender's draw schedule may not line up.
Equity is the simplest bridge. A HELOC or home equity loan puts money in hand before delivery.
If you need a construction loan, ask early whether the lender funds factory payments, and if not, how you will cover them until the unit is set.
Site work, the foundation, a crane and utility hookups are usually priced separately from the unit.
At a glance
- Best for: owners who want a shorter build on site
- Usual loans: HELOC, home equity loan, construction loan
- Timing risk: deposits due before the lender may release funds
- What lenders check: credit, income, equity and the factory contract
What drives prefab ADU cost
The factory quote covers the unit. Work on your lot is usually priced separately, and that is where budgets slip. Truck and crane access, the slope of the yard, and the distance to sewer, water and power can matter as much as the model you choose. Ask the manufacturer what it includes and get the rest from a local contractor.
| Cost line | What moves it |
|---|---|
| Design and plans | Stock model or custom changes, site plan and engineering |
| Permits and fees | Local review of the unit and the site work |
| Site work and foundation | Grading, slope, soil and foundation type |
| Utility connections | Distance to sewer, water and power, panel upgrades |
| Construction | Delivery, crane access, setting and finishing the unit on site |
| Finishes | Factory upgrade packages, decks, steps and landscaping |
Typical price range
A written estimate from a builder who has walked your lot is the most reliable number you can get. Ask for it broken down by the lines above so you can match it to a loan.
When another loan fits better
If you want money in hand before the factory asks for it, a HELOC or home equity loan fits the payment schedule. If your equity is short, find an ADU construction lender that funds prefab units.
HELOC for an ADU
Draw on your equity as builder invoices arrive.
Home equity loan for an ADU
One lump sum at a fixed rate, with your first mortgage left alone.
ADU construction loans
Paid to your builder in draws as the unit goes up, then converted or refinanced.
Prefab ADU questions
What does prefab adu mean?
A prefab ADU is built in sections or as a whole unit in a factory, then delivered and set on a foundation on your property. Modular and panelized units are common types.
Is it cheaper to build or prefab?
Not always. Prefab can shorten time on site, but delivery, crane work, the foundation and hookups add to the unit price. Compare full project totals.
What are the downsides of prefab homes?
Large payments before delivery, few changes once the order is placed, and site costs outside the factory price. Some lenders are also less familiar with funding them.
